Informative | National Association Of Realtors New Rule

  • If you plan on buying a house, know that some things are changing due to recent commission lawsuits and the NAR settlement.

    Starting this month, you'll need to sign a buyer agency agreement before an agent can show you homes or represent you. This is actually great for you because it clearly outlines what your agent's responsibilities are. Think of it like the listing contracts sellers sign, but this one’s for buyers and their agents.

    There’s a potential downside: you MIGHT have to pay the buyer's agent commission. However, we can STILL negotiate to have the seller cover this fee.

    Before you sign a buyers agent agreement, make sure you:

    1. Get recommendations from friends and family or check out local agents online.
    2. Interview agents to make sure they’re a good fit and can deliver results.
    3. Ask for their buyer's guide, so you know what to expect during the home buying process in your area.
    4. Know what realtor commissions might cost you. We can negotiate for the seller to pay, but if a home you love doesn’t offer this, you’ll need to cover your agent’s fee.

    Just like with feedback, talking about your offer price or negotiation strategy in or near the home is a big no-no. You never know who might be listening! You need to be at least 18-19 years old, have legal US residency, complete the required pre-licensing education, and pass the real estate license examination. On average, it takes about 2-6 months to become licensed.

    Q: How much and when does a real estate agent get paid?

    A: Most real estate agents earn their income through commissions, which are typically a percentage of the property's selling price and are paid out when the sale closes. Note that your broker will also take a small percentage of your commission before you receive your share.

    Q: How does a real estate brokerage work?

    A: As a new real estate agent, you must affiliate with a brokerage. Your designated broker will supervise and guide your activities to ensure compliance with state and national real estate laws.
