Informative | How Lower Interest Rates Will Effect The Housing Market

  • 🏡📈🔥 If interest rates drop this year, the real estate market is expected to heat up. This could mean an increase in competition for home buyers and higher home prices. However, a decrease in interest rates can make borrowing for a home more affordable and attractive, leading to a surge in demand for homes. According to data from Freddie Mac, a 1% decrease in mortgage rates can result in up to a 5% increase in home sales. This means that if interest rates do drop, we can expect to see a significant rise in real estate activity.

📊💸 In addition to a boost in home sales, a decline in interest rates could also result in an increase in refinance applications. Homeowners who refinance can take advantage of lower monthly payments, allowing them to potentially save thousands of dollars over the lifespan of their loan. This is an important benefit for homeowners who are looking to lower their monthly expenses.

Informative | 5 Signs You Should Break Up With Your Landlord

  • Are you tired of throwing away money on rent, knowing that it just goes towards someone else's mortgage? 🏠💸 If so, it might be time to consider buying your own home! Here are 5 clear signs that it's time to break things off with your landlord:

1️⃣ You've been saving up for a down payment, which is typically around 3-5% of the purchase price to get a mortgage. This shows that you are financially prepared to take on the responsibilities of owning a home, and can afford to make the investment.

2️⃣ You have a stable job and your income is consistent. A steady income stream is crucial for being approved for a mortgage, as well as being able to keep up with monthly payments.

3️⃣ You don't have a lot of debt and your credit score is in a good place. This will make it easier to get approved for a mortgage, and be eligible for better deals with lower interest rates.

4️⃣ You intend on staying in an area for at least 3-5 years. Buying a home is a long-term investment that requires stability in terms of location and finances.

5️⃣ You are ready to take on the responsibilities that come with owning a home. This includes regular maintenance, repairs, and upkeep, as well as additional responsibilities that come with being a homeowner.

If these signs sound like you, send me a DM to learn more about how to start the home buying process and take the first step towards owning your dream home. 🏡💪

Informative | House Hunting Is Like Dating

  • House hunting and dating have a lot more in common than you might think!

At the end of the day, we're all just trying to find "the one" to settle down with, and that takes time and effort!

It's important not to settle, but also understand that compromise is key. Determine your non-negotiables and be patient - the perfect house doesn't exist (there's no such thing as a perfect person either) but you can find the perfect one for you.

Remember, it's never a good idea to fall too hard too quickly. Even if your offer gets accepted, there are still many hurdles to clear before closing. Stay grounded, and don't let your emotions get the best of you. Be prepared for home inspections, appraisals, financing approvals, and contingencies.

When you do find "the one", take the leap and commit! Don't be afraid of the commitment of homeownership if you're financially prepared. If it feels right, trust your gut and go for it.

Informative | Stop Using Online Home Valuation Sites!

  • Sure, these sites may offer convenience, but their accuracy leaves much to be desired. In fact, relying solely on these online tools may result in a significant undervaluation or overvaluation of your home.

The main limitation of online home valuation sites is the data that they use to calculate value. Many of these sites rely solely on publicly available data, such as tax assessments and recent sales data, to determine the value of your home. However, this data does not take into account the specifics of your neighborhood or the unique characteristics of your property. Remember, these online sites never step foot into your home, so there are many things that they don't factor into their price estimates! This can result in a skewed valuation that inaccurately reflects the actual value of your home.

Before you trust the value of your most valuable asset to an online tool, give me a call; after all, I am a licensed professional!

Informative | 5 Upfront Fees When Purchasing A Home

  • 💰 The Earnest Money Deposit: It's like showing the seller you're ready to go all-in! This deposit usually varies from 1-3% of the home's price. By doing so, you ensure that the property is yours and nobody else's! 💪🏠

🔍 The Home Inspection: A home inspector will make sure every nook and cranny is in good shape. It's worth the $400- $600 investment. You don't want any surprises down the line! 🚧🔍

💼 The Appraisal Fee: An appraisal expert will give you their opinion on the home's value before the sale goes through. 🧐 For around $600, you can make sure you're not overpaying for your future home!

🏦 The Downpayment: This is the amount you pay upfront towards the purchase price of the home. The 3-20% range allows for flexibility based on your financial comfort zone. It might sound like a lot, but it's worth every dollar!

🔑 The Closing Costs: These expenses are like the final touches before you get those keys! 🎉 They usually cover paperwork, taxes, and other fees and are around 2-3% of the home's price.

While unlocking the door to homeownership might seem a bit daunting and the numbers may seem intimidating, just remember it is an investment for a lifetime of comfort and cherished memories 💖

Home Tips | Laundry Stripping Recipe

  • Are your clothes, sheets, towels, and comforters feeling dull and lifeless? It's time to give them some TLC with laundry stripping! Laundry stripping helps remove buildup, stains, and grime from your clothes, leaving them fresh and revitalized.

To make your own laundry stripping solution, all you need is:

    - 1 cup Borax

    - 1 cup washing soda

    - 1/2 cup powdered laundry detergent

    - Hot water

Mix the Borax, washing soda, and laundry detergent together in a large container, then add enough hot water to cover your clothes. Let your clothes soak for four to six hours, stirring occasionally, before rinsing and washing them as usual.

Beware: this process is not for the faint of heart. You'll be shocked and mortified at the amount of dirt and residue that comes out of your clothes. But after a good laundry stripping session, your clothes will feel softer, smell fresher, and last longer.

Informative | What Determines A Home’s Value

  • Do you ever wonder exactly what determines your home's value? There are several factors that come into play 👇

    1. Historical Sales Price: One of the first things we look at when determining the value of a home is what the home sold for in the past.

    2. Neighborhood: This is one of the biggest influencers of a home's value because the quality of the school systems and crime rates impact the demand to live in the neighborhood.

    3. The Market: Supply and demand shape home prices and may fluctuate based on the economy making it either a buyers or sellers market.

    4. Size and Appeal: Price per square foot will increase with renovations and improvements made on the property.

    6. Age and Condition: Newer homes usually sell for more because they need less maintenance, however an older well maintained home can hold just as much value.

    7. Location to Amenities: Properties with closer proximity to shopping, groceries, and highway access are usually valued more than properties far away from everything.
