    Back in the day, before the 2008 financial crisis, lenders were pretty relaxed about handing out mortgage loans. There weren't many checks in place. Fast forward to today, and the landscape has changed quite a bit.

    For those of us who are self-employed, lenders check our income mainly through tax returns. Here's something you might find interesting - lenders are only interested in your net income, the money you actually take home. Because that's what you'll be using to repay your mortgage.

    So, while it might seem a bit more complicated for us self-employed people, it's not really more difficult. It's all about how your tax returns are set up. In fact, chatting with a lender before filing your tax returns could be a smart move. They can help ensure you're reporting enough income to qualify for the house you've got your eye on.

    In certain situations, this could be a viable option - say, if you need to sell as quickly as possible due to foreclosure, bankruptcy, divorce, probate, etc. However, if your goal is to sell your home for market value and get the most money possible from it, listing with a real estate agent is usually the better route. 🏡

    Myth #3: Why pay a full real estate commission? List with us for just 1% commission.
