Informative | New Policy for FHA + VA Loans

  • Great news for first-time home buyers and veterans! 🎉 FHA and VA loans have introduced new loan guidelines that change the rules regarding how much sellers can help with the buyer's agent fees. If the seller agrees to pay the commission of the buyer's agent, that percentage will no longer count against the percentage of help that sellers can give buyers with closing costs.

    Here's what you need to know:

    -For FHA loans, sellers can give up to 6% of the appraised value to help buyers with closing costs.

    - For VA loans, sellers can give up to 4% of the appraised value to the buyer using a VA loan. This is particularly helpful because buyers using VA loans are not allowed to pay their agent's commission. Previously, if the seller agreed to pay the agent's commission of an agreed upon 3%, it would leave only 1% of possible concessions for the home buyer. But with these new guidelines, that is no longer a concern.

  • This mosquito season, consider using natural mosquito repellents to protect yourself from pesky bites and avoid harsh chemicals often found in store-bought repellents. My DIY solution is gentle on your skin, environmentally friendly, and highly effective against mosquitoes. 🦟🚫

    Eucalyptus Mosquito Repellant Spray

    Ingredients:

    - 1/4 cup witch hazel

    - 1/4 cup of water

    -40 drops of eucalyptus oil

    Preparation Steps:

    1. In a clean spray bottle, mix 1/4 cup of witch hazel and 1/4 cup of water. Witch hazel is a natural astringent that helps disperse essential oils and doesn't leave a greasy residue.

    2. Add 40 drops of eucalyptus oil to the witch hazel and water mixture. Not only does Eucalyptus oil smell good but it also keeps the mosquitos away.

    3. Shake the bottle before each application and spray liberally onto exposed skin!
