    Here’s how you can make sure your deed reflects this important choice:

    1. Consult with a Real Estate Attorney or Title Company: It's wise to get professional advice to ensure everything is set up correctly according to (*INSERT STATE*)'s laws

    2. Specify on Your Deed: When filling out your deed, clearly indicate "joint tenants with right of survivorship." This needs to be explicitly stated to be legally recognized.

Informative | Loan Assumptions + How They Work

  • Thinking of buying a home? 🏡 Let's talk about mortgage assumption—an alternative way to step into homeownership!

    Instead of getting a new mortgage, you could take over the seller's existing loan, keeping their interest rate and terms (Like those amazing 2% rates from a few years ago). 📉✅ This strategy would save you money on interest and fees as long as the seller's rate is lower than current rates. There are a few things that will have to happen for you to qualify 👇

    1️⃣ If you're thinking about assuming a VA loan but aren’t military, you’ll need the seller to allow you to use their VA eligibility.

    2️⃣ Your credit score needs to be the same or higher than the seller’s when they got that low rate.

    3️⃣ Your debt-to-income ratio has to be the same or lower than the seller’s when they qualified for their rate.

    4️⃣ Be prepared to bring the cash difference between the seller's loan balance and your contract price to the closing table—no financing here!

    5️⃣ Get ready for a 5-6 month closing period. Patience is key! ⏳

    In my experience, it’s a fantastic way to save money if you and the seller have the time and patience. It's super rewarding, but remember, not everyone qualifies for a successful loan assumption.
